How to Get an Accurate Grout Cleaning Estimate: 7 Details to Have Ready

A few details about your tile, grout, and furniture make your first quote much closer to the final price. Here are seven things to have ready before you request a free estimate.

An accurate grout cleaning estimate starts with a few details about your home. The more clearly you describe your tile, your grout, and the services you want, the closer your first quote will be to the final price. For floors, we provide an initial quote by email within 24 hours once we know a few details about the project, so having the information ready saves time on both sides.

Here are the seven details that matter most for a grout cleaning estimate, why each one affects the quote, and what happens after you send them.

Why Details Make Your Grout Cleaning Estimate More Accurate

Two homes with the same square footage can need very different amounts of work. Grout line width, how much furniture has to move, how easy the areas are to reach, and the condition of the grout all change how long a job takes. Clear answers up front help us quote the right scope instead of guessing.

1. The Approximate Size of the Tiled Area

Start with a rough idea of how much tile you want cleaned. You do not need exact measurements. An approximate size is enough for an initial quote, and we measure the areas on site before any work begins.

2. The Size of the Tile on the Main Floor

Note the approximate tile size in inches, such as 18×18, 12×24, or 8×36. Tile size tells us roughly how much grout runs between the tiles. Tile size is not the biggest factor on its own, though. Grout line width matters more, because wider grout lines take longer to clean and seal. If your grout lines look wide, mention it.

3. Which Rooms Are Tiled, and Which to Skip

Tell us whether all floors are tiled, whether most of the house is tiled except the bedrooms, or whether only a few rooms are tiled. Then list any tiled rooms or areas you do not want done. A clear list keeps your estimate focused on the spaces you care about.

4. Furniture That Needs to Move

List the furniture we would need to move, such as a dining set, sofa, or rugs. If the property is vacant, say so. The amount of furniture affects how long the job takes, so this detail has a direct effect on your quote. We take extra care around furniture and protect surrounding areas with measures such as corner guards and carpet covers.

5. The Condition of Your Grout, With Photos

Describe what you see. Is the grout lightly soiled, heavily soiled in walkways, or stained in a way regular mopping never improves? Heavy buildup takes more work than mild soil. Photos help a lot: the quote form lets you attach pictures, and a few clear shots of the worst areas give us a much better picture than words alone. Photos are one of the fastest ways to improve a grout cleaning estimate.

Use the “other concerns” box to be specific. If one area worries you, such as uneven grout color in a hallway, say so.

6. The Services You Want

Decide which of the three services you want quoted, or ask us to recommend:

  • Tile and grout cleaning: removes embedded dirt and residue that mopping leaves behind.
  • Clear grout sealing: a penetrating sealer with no color that helps block dirt and liquids from soaking into the grout. It does not change the grout’s look.
  • Grout color sealing: a colored barrier on top of the grout that seals it and makes the color consistent, or changes it. It is recommended for heavily stained or discolored floor grout, but not inside showers.

If you want showers cleaned or sealed, say which ones (master or guest) and whether each is a walk-in or tub shower. For showers, we provide a quote within 48 hours after we see the shower(s), and photos help.

7. Whether the Home Is New or Lived-In

Our quote form has separate paths for used homes and new homes. For a new home, it asks for the total living square feet, and optionally the builder and home model name. It also asks whether you have a kitchen backsplash you would like sealed. For a lived-in home, the questions focus on tiled areas, furniture, and grout condition.

Other Factors That Affect the Price

  • Accessibility: hard-to-reach areas and heavily tiled bathrooms take more time than an open, easy-to-reach floor.
  • Grout condition: heavy soil buildup takes longer than mildly soiled grout.
  • Combined services: cleaning only, cleaning plus clear sealing, or cleaning plus color sealing each involve different work.
  • Minimum service charge: a minimum service charge applies to every job.

Because these factors vary so much, we do not publish a one-size-fits-all rate here. Your free grout cleaning estimate is based on your actual home.

What Happens After You Request a Grout Cleaning Estimate

You receive an initial quote by email. From there, you have two options:

  1. Schedule your service. When we arrive, we measure the areas, verify the services from the estimate, and suggest any beneficial additional work.
  2. Ask for an in-person quote. We measure the areas, confirm the listed services, and suggest any beneficial additional work.

We only perform approved services. The final quote price is what you pay upon completion, and there is no sales tax. Credit card payments have a 3% transaction fee, while cash, checks, and Zelle are fee-free.

Do I need exact measurements?

Will the price change when you arrive?

We verify the areas and services on site and suggest any beneficial additional work, but we only perform what you approve. The final quote price is what you pay.

Can one grout cleaning estimate include sealing too?

Yes. Ask for cleaning plus clear sealing or cleaning plus color sealing, and we will quote the combination.
